How does the approval process work with our board?
We provide a written design proposal and quote that a board can review and approve at a regular meeting, along with proof of insurance for common-property work. Once approved, we handle scheduling directly with the property manager, so board members aren't involved in the day-to-day logistics. Multi-year agreements can be signed once and simply renewed each fall without going back through a full bid process.
Can you coordinate lighting across multiple entrances or streets in our community?
Yes, this is one of the most common requests from larger communities. We design entrance monuments, streetlight poles along different roads, and the clubhouse as one coordinated program rather than separate jobs, so the timing, colour palette, and on/off schedule match everywhere. One site visit and one proposal covers the whole community, however many entrances or streets it has.
Who stores the decorations between seasons, us or you?
We store and inspect the common-area lighting and any wreaths, garland, or decorative pieces between seasons as part of most HOA programs, so your community doesn't need to find space in a maintenance shed or clubhouse storage room. Everything is tested and repaired before it goes back up the following year.
Do we need to provide proof this is covered by insurance for the board's records?
Yes, and we provide it as a matter of course. Our crews are fully insured and WSIB-compliant, and we can supply a certificate of insurance to the board or property manager before work begins on common property, which most communities want on file regardless of the size of the job.
